If you don't currently have a list of people lined up and waiting to buy your properties, you're leaving thousands of dollars on the table and risking your savings.

In case you're not familiar with E-mail AutoResponders, they do several things. First, an AutoResponder does exactly what it sounds like, it sends an automatic, immediate response to the potential buyer after they give you their information, to educate them on the process and give them more details.
Second, it follows up with them over a period of days, which not only educates them more and makes them want to buy from you, but it also keeps you at the front of their mind as their best option.
The third thing, and one of the most powerful things that an AutoResponder system will do for you, is to keep all of your leads in one place so whenever you feel like it, you can send out an e-mail to the entire list of buyers, such as when you have a new property available. You can get them in a buying frenzy, rushing to be the first to tell you they want the house.
Let me be clear on something, I'm not trying to sell you an AutoResponder system. There are some good companies out there that offer this service and I'd recommend the service I personally use, called Aweber. But you will need a service like this to build a mailing list.
So having a good AutoResponder system in place is important, but your website plays a big part in getting people to give you their information in the first place.
Let's face it, people are generally pretty reluctant go give out their contact information and other details.

So your website has to do 2 important things:
- First, your website has to gain people's trust.
How? By having a professionally designed website, you make a great first impression. You show people you are a professional and that you're really in business. People expect businesses to have a website these days.
Plus a website is less confrontational than making a phone call, so many people are more comfortable visiting a website than calling a phone number. Because you're not in their face, chances are your customers will spend more time getting to know you and your company.
- Second, your website can offer potential buyers extra motivation for giving you their contact information.
What is that extra motivation? Well, in case being on your waiting list for buying a home isn't enough, you can also offer them something of value immediately in exchange for their contact information. For instance, you can give them a free report that tells them about how they can own a home on a rent-to-own basis and the advantages of doing so.
But isn't it complicated and expensive
to set up a website?
It can be, especially if you try to put all the pieces together yourself from scratch.
I've done this before, so let me walk you through the process of doing it yourself.
Here's what you usually run into when you try to build a list-building website like this from scratch:
First, you have to find a web designer who can, not only build a nice looking website, but also understand a little bit about marketing too.
They need to understand the emotional triggers that prompt people to take action. If you search long enough, you might find someone who fits these requirements, but they'll be expensive.
Just building a nice looking website from scratch could easily cost you a couple thousand dollars. I've spent that kind of money myself before to have websites like this designed.
Even if you outsource it to someone in India or somewhere like that who barely speaks English, you're still looking at a minimum of hundreds of dollars, not to mention huge headaches with the language barrier and time difference.
Then the average web designer is going to have no concept of how to use an AutoResponder system (trust me, I've looked) and get it tied into your website. Most of them won't even know what an AutoResponder is and what it does, much less how to work with it.
Then what about putting together the free report to give your buyers? Are you going to write it yourself? If so, you're most likely looking at several days or more hunched over the keyboard trying to figure out what to write. Or if you know in advance that you're just not cut out for writing, that means you're going to have to hire a writer.
If you hire a writer, you know you're going to want to go with someone whose native language is English because otherwise you're going to make a really terrible impression. But how is the writer going to know what to write?
Well, unless they are familiar with real estate investing, which most are not, you're going to have to explain to them what the purpose of the report is and what to write about and maybe give them some source material. By the time you're done, you'll still have invested numerous hours on it, not to mention hundreds of dollars.
Then you have to get the report you had written over to your web designer and get them to put it on your site for you.
Oh wait a second, don't forget that you need a domain name and a hosting account and you need to get them tied together.
By the time you're done, you may be dealing with 5 or more different people and companies, not to mention all the work you put in yourself.
And that's assuming everybody did what they were supposed to and you didn't have to find someone to replace them (you can count on having to replace about 70-80% of the people you hire until you find good people to work with).

Here was my thinking on this. You and I both know that a lot of the people that give you their information aren't going to actually buy a house from you, right?

So I picked out a few e-books and other products on those topics that had affiliate programs and put links to them on the site. If someone buys one of the products, you get a commission.
