Pretty straightforward. The purpose of this page is to get the attention of real estate investors who will become your buyers. It tells them why they should sign up with you. You can save them lots of time and money by finding the deals and letting them just by them from you.

This really is just for your reference. All this info will be e-mailed to you so you know who is signing up to receive your deals and what they're looking for. It's important to know what your buyers want so you can go out and find it.

Ok, so why send them this information via your website rather than just putting the information directly in the e-mail?
The biggest reason is that you can put ads on this page. I've hand-picked a number of affiliate products for you that these investors will be interested in. When they click the links and buy the products, you get a commission.

These ads go through Clickbank, which manages the affiliate program for lots of publishers of e-books and other digital products. They track everything and pay you. You can login any time and check your stats.
But that's not all...
Notice those ads on the left. These ads come from Google Adsense. With these type of ads you make money whenever someone clicks the ad. It's not a lot, usually less than a dollar, but it adds up. With the other ads I mentioned that go through Clickbank, people have to buy the products for you to get paid. With these Google ads, all they have to do is click the links.

Ok, now let's move on to the really exciting stuff...
What I'm about to show you is something optional you can add on to your website. But I can't imagine why you wouldn't want this functionality. The only reason I'm making it optional is for people who are on a tight budget and need to start off small at first.
It can be added on later, but it'll cost a little more. I can give you a discount if you order it at the time you order your wholesale buyer site because it's easier while we're in there working on your site already to add it on.
So how do you show your properties?
I thought you'd never ask! :)
Here is a feature you can add on to your website that allows you to list your properties, complete with pictures, video, and more!
Here's what people will see when they go to the property listing area of your website:
Ok, there are several things to point out here. Probably the most important is the little picture of a property at the top of the page. You can make certain properties "featured" so that they appear prominently on all areas of your website. That way if you really want to draw attention to certain properties and move them quickly, you can.
This first page is called the Welcome page. You can edit the text on it yourself and include whatever message you want. But more on that later.
You'll see tabs at the top for different areas of your property listing site, such as About Us, Contact Us, etc. Again, you can edit these pages yourself very easily and put whatever information on them you want.
On the left you'll see links where people can search through your listings if they're looking for somethin specific. There is also a loan calculator there if they need it.
Now, let's click that listing and see what happens...
They're taken to the details about the property and after a couple seconds this popup comes up. This is optional. When you're entering the details about your property you can either turn this on or off. It's off by default in case you don't want to use it.
You can put whatever you want in this popup box and each property can have a different message. You can easily format the text any way you want, with bold, underline, italics, colors, etc. After people read the message, they can just click Close to close this box.
By the way, this uses the popular "lightbox" effect that everybody seems to love, where the page basically grays out and the focus is on the popup. After they close it, they can see the listing details.
Again, this is optional. If you don't want to use it, you don't have to.
At the top of the page is a picture of your property:
In fact, it's not just a picture, but a slideshow. They can click Play to have the images change automatically, or they can just click the Next button to manually scroll through all the images.
Right below that is something very important. It's a link called "Contact Us About This Property." Obviously you want people to be able to let you know if they want the property, so this is how they do it.
They can also click a link to see a Printer Friendly version of the page so they can print it off like a flyer.
They can also click a link to e-mail this listing to their friend. The best advertising is word of mouth. This allows people to pass it along.
Here's what happens when they click the Contact link:
Pretty simple. Name, Email, Subject, and their Message. For your convenience, the subject line is auto-filled with the listing number so you can look it up and see which property it is they're contacting you about. They'll probably tell you in their message anyway, but just in case they don't, it's in there.

Scrolling down, here are the property details:
This is not your run-of-the-mill information that would be on a generic property listing site. These fields are the specific information a wholesale buyer needs to know. The price, the estimated repairs, after-repair value, equity, deposit, etc.
By the way, if you don't want some of these details to show up for your property, just don't put anything in the box and they won't show up. And if you need other fields that aren't there, that's a piece of cake too. You can add more fields if you need to.
Over on the right, there are all the standard pieces of information. Again, just include whatever details you want and leave out the rest if you don't want them to appear.
It's not shown in the picture, but you can also attach files. For instance, let's say you have a Word document or PDF of the contract that you want them to fill out and fax back to you. You can list files there and they can download them.
Ok, what's that thing down below those details?
That's right, it's a YouTube video!
Don't worry if making videos is foreign to right now. Just like most of the other things, if you don't want to use this feature, you don't have to. But a lot of people like to shoot videos of their properties, such as a walk-through so people can get a better feel for the property.
Just record your video, upload it to YouTube, and YouTube will give you a little piece of code that you can copy. When you're entering the details about your property, there's a little box where you can paste in this code. It's as easy as that!
And here is your full description of the property:
In that top section, you can enter anything you like. You can apply whatever formatting to it you want, such as bold, colors, font size, etc. I didn't put in a lot of details in here, but you could include whatever information you want. This is your full description of the property, including any terms and conditions you want people to know about.
Also, you can select what features the property has and they'll be displayed in neat lists like you see above.
Down below that are some tools. These tools are listed in other areas of the site too and I've already adressed them, so I won't here. But look on the right under Neighborhood Links.
They can click "View a map of the area" and a map will pop up using Google Maps, pinpointing your property. This is based on the address you entered, so this is all done automatically for you!
They can also click to see a school profile and neighborhood profile. These open in new windows and take them to GreatSchools.net and BestPlaces.net, respectively. This information is based on the city, state, and zip code you entered for the property. So again, these links are generated automatically for you.
Below that you'll find more photos:
All the photos you listed will be displayed here as little thumbnails. If you click on one, it'll zoom in as you see above (similar to what happens if you click the screenshots on this page). And if you notice, there are little left and right arrows at the top so they can scroll through zoomed-in versions of all the photos, like a slideshow. They can even hit the left or right arrows on their keyboard to scroll through the photos.
This is a very nice feature and looks very modern and professional. When people click to zoom in on a picture, they'll be thinking, "Wow! That's cool!"
So that's what your users will see. But how easy is it to list your properties? Let me show you.
